Last week, the Free Market Foundation (FMF)’s Khaya Lam Land Reform Project hosted five title deed ceremonies in the Free State, ensuring that 381 tenant families received their title deeds and became recognised homeowners.
Nontsomi Sannah Jilimba was among the beneficiaries. She is 106 years old, having been born on 15 July 1919.

“Mrs Jilimba walked into the hall unaided, ready to receive security for her property,” says Searle Sacks, Free State Manager of Khaya Lam. “She is now secure in the knowledge that she and her family can call their house ‘khaya lam’ – my home.”
Most of the other attendees at the Tshepahalo Hall event in Rammulotsi in Viljoenskroon were over the age of 70.
“This is the most heart rendering and joyous moment I have had working with Khaya Lam,” says Sacks.

These five events occurred between 12 and 15 August.
On 12 August, 86 deeds were sponsored by the Reinet Foundation and Weco in Mokwallo, Vredefort.
On 14 August, three events were held in Tumahole, Parys, sponsored by BetterLife, the Reinet Foundation, Remgro, Absa, and FNB Philanthropy. A total of 111 deeds were handed over.
On 15 August, a further 184 deeds were handed over in Rammulotsi, Viljoenskroon, sponsored by IPIC, the Reinet Foundation, and Weco.
The Khaya Lam Land Reform Project was initiated by the FMF in 2010, aimed at ensuring that tenants of the state (primarily municipalities) were aided in becoming outright owners.
The first title deed handover took place in 2013, 100 years after the introduction of the Natives Land Act which deprived black South Africans of the right to own property throughout most of South Africa.
By January 2023, Khaya Lam had transferred 10,000 deeds – an average of 1,000 transfers per year since 2013, or 83 transfers per month. By the end of July 2025, 19,750 transfers had been completed – an average of 325 transfers per month since February 2023.
Khaya Lam gives concrete expression to the FMF’s focus on the importance of secure private property rights by helping convert dead capital into dynamic capital. At an approximate value of R150,000 per property, Khaya Lam has thus far converted R3 billion, directly empowering communities and South Africa at large.

Verlede week het die Vryemarkstigting (FMF) se Khaya Lam Grondhervormingsprojek vyf titelakte-oorhandigingseremonies in die Vrystaat gehou, wat verseker het dat 381 huurdergesinne hul titelaktes ontvang en as eienaars van hul tuistes erken is.

“Mev. Jilimba het sonder hulp die saal binnegestap, gereed om sekerheid vir haar eiendom te ontvang,” sê Searle Sacks, Vrystaat-bestuurder van Khaya Lam. “Sy is nou gerus in die wete dat sy en haar gesin hul huis ‘khaya lam’ – my huis – kan noem.”

“Dit is die mees aangrypende en vreugdevolle oomblik wat ek nog met Khaya Lam beleef het,” sê Sacks.

Hierdie vyf byeenkomste het tussen 12 en 15 Augustus plaasgevind.
Op 12 Augustus is 86 aktes geborg deur die Reinet-stigting en Weco in Mokwallo, Vredefort.
Op 14 Augustus is drie byeenkomste in Tumahole, Parys, gehou, geborg deur BetterLife, die Reinet-stigting, Remgro, Absa, en FNB Filantropie. ’n Totaal van 111 aktes is oorhandig.

Die Khaya Lam Grondhervormingsprojek is in 2010 deur die FMF geloods met die doel om huurders van die staat (hoofsaaklik munisipaliteite) te help om volwaardige eienaars te word.
Die eerste titelakte-oorhandiging het in 2013 plaasgevind, 100 jaar na die instelling van die Wet op Naturellegrond wat swart Suid-Afrikaners die reg ontneem het om eiendom in die meeste dele van Suid-Afrika te besit.
Teen Januarie 2023 het Khaya Lam 10,000 aktes oorgedra – ’n gemiddeld van 1,000 oordragte per jaar sedert 2013, of 83 oordragte per maand. Teen die einde van Julie 2025 is 19,750 oordragte voltooi – ’n gemiddeld van 325 oordragte per maand sedert Februarie 2023.
Khaya Lam gee konkrete uitdrukking aan die FMF se fokus op die belangrikheid van veilige privaateiendomsregte deur dooie kapitaal in dinamiese kapitaal om te skakel. Met ’n benaderde waarde van R150,000 per eiendom, het Khaya Lam tot dusver R3 miljard omgeskakel, wat gemeenskappe en Suid-Afrika in die breë direk bemagtig.
